Description
This Qualification reflects the role of individuals who use well developed skills and comply with legislation and ethical requirements in the real estate sector. The knowledge and skills that underpin the competencies you will acquire may be applicable across a range of residential, commercial and industrial property types.
A participant who successfully completes this course will be awarded a qualification in the Certificate IV in Property Services (Real Estate) CPP40307, issued by RTO 41529. A Real Estate Licence will permit you to sell, lease or manage real estate, or a business, on behalf of a vendor, landlord, purchaser or tenant.
Eligibility
To be eligible for an estate agent’s licence, you must satisfy the experience and current academic qualification requirements:
Experience requirements
You must have gained the aggregate of at least 12 months full-time experience as an agent’s representative in Victoria at any time during the last three years immediately before applying for a licence.
Academic qualification requirements
To meet the academic requirements to gain an estate agent’s licence, you must complete either the current course:
Certificate IV in Property Services (Real Estate)
The Statement of Attainment must state the name of the course and the 24 units completed.
Ineligibility
You are automatically ineligible to be licensed if you are:
- under 18 years of age; or
- a represented person under the Guardianship and Administration Act 1986 (where a guardian or administrator has been appointed); or
- as an individual or as a director or officer of a company, currently disqualified from holding an estate agent’s licence (or equivalent) anywhere in Australia or elsewhere, or the subject of an order by any regulatory body disqualifying you or the company from acting as an estate agent or equivalent.
You may also be ineligible if:
- you are currently insolvent under administration (bankrupt, debt agreements under Part IX or Part X); or
- within the last 10 years, you have been convicted or found guilty (whether or not a conviction was recorded) of a disqualifying offence involving fraud, dishonesty, drug trafficking or violence which is punishable by imprisonment for three months or more (whether or not a sentence of imprisonment was imposed); or
- you have ever had a claim admitted against you from the Victorian Property Fund or Estate Agents’ Guarantee Fund.

NSW REQUIREMENTS
Description
The CPP40307 Certificate IV in Property Services (Real Estate) is a self-paced learning program to develop beginning understanding of the requirements of being a licenced real estate agent in the state of NSW.
Application Process and Recognition of Prior Learning
We will ask you to provide a portfolio of evidence demonstrating your experience as a real estate professional, as part of the requirements for entry to this program.
There is a formal Recognition of Prior Learning (RPL) assessment process that seeks to recognise the skills and knowledge you have already gained in your life and career. We use competency-based principles of validity, reliability, flexibility and, above all, fairness in assessing RPL.
Experience outside the property industry can also be considered in this process. Identified “gaps” in the individual participant’s program will provide the basis for determining what units will need to be completed by Distance mode, with tutorial assistance available by phone and/or email.
Portfolio of evidence as part of entry to program
Note: It is our preference that applicants for this course are industry operatives, with at least 1 full year experience.
The portfolio for RPL could include the following:
- A copy of your current transcript for the Certificate of Registration units
- Letters from at least 2 Licensed Real Estate Agents (who have known you in a professional capacity for at least 1 year and can verify your current industry experience and suitability to be a Real Estate Licence holder. These letters should include the agent’s licence number
- A CV or resume detailing your work experience record for the past 5 years (this should be a brief overview)
- A spreadsheet with your property listings for the past 6 months
- Client testimonials with specific reference to you
- A selection of your marketing and advertising material (for private treaty, auction sales and/or leasing brochures, newspaper advertisements, and other promotional material)
NB a sample listing presentation (if you use one) will likely include sample marketing materials, client testimonials and some current or previous listings – there is no need to “double up”.
Qualification requirements
Successful completion of the program will result in the participant being issued a CPP40307 Certificate IV in Property Services (Real Estate) by MRT Training – RTO 41529.
The underpinning knowledge must be based on New South Wales law.
Units of Study
For NSW agents: NSW Fair Trading have prescribed 22 of the 24 units required to become a Real Estate Agent in NSW. The “choice” given by NSW Fair Trading is that candidates can do one OR both of the following units: CPPDSM4004A Conduct auction and/or CPPDSM4020A Present at tribunals. If only one is chosen, the remaining unit can be selected from those units available via MRT Training’s other available options. This should be discussed with MRT before proceeding to undertake this course.
Duration
This is a self-paced competency-based program, however, the CPP40307 Certificate IV in Property Services (Real Estate) program is estimated to take the average candidate between 6 – 12 months to complete. The amount of time will likely vary depending on the individual candidate’s specific knowledge and experience in the industry. Tutorial assistance is available during normal business hours by phone & email (at no additional cost).
This course may be delivered face to face in a series of workshops, one on one in an agency, self-paced by distance, or via a blend of face to face and distance modes. It is possible to complete the 24 units in 12 months, but depending on individual experience, this time frame may be less (as little as 6 months) or more.
Location
The NSW Certificate of Registration Distance Program is undertaken by you, in your own time, at the place of your choice! Distance Education enrolments are accepted at any time, and course commencement is available as soon as you have received the materials.

Course materials are issued in “soft copy” format and can usually be delivered on the same business day as the order is placed – assuming all enrolment procedures are completed (including the submission of the completed Registration Form & USI).
USI (Unique Student Identifier)
The USI (Unique Student Identifier) must be inserted on the Registration Form before any completion documentation can be issued by the RTO.
Assessment
Assessment is continuous throughout the program using competency-based strategies. You will be assessed as ‘competent’ or ‘not yet competent’ based on your submissions of the assessment activities for each of the units required to be completed. Your assessment outcome will be provided within the two weeks following the program.
Licence application
Once you have successfully completed all assessments, and you have been issued a Certificate IV in Property Services (Real Estate) – CPP40307, you may apply to the NSW Office of Fair Trading for a licence. NSW Real Estate Agent licence application requirements can be found at this link.
